12-14 months before
Start thinking about your grand plans & how you’ll be funding the works.
10-12 months before
Instruct a structural engineer & obtain a report if necessary. Submit planning applications or request permitted development if needed.
9-12 months before
Optional, but recommended to instruct an interior designer.
6-9 months before
Make good headway on rough designs and use these to obtain accurate quotes from builders & tradespeople. Check their availability.
4-6 months before
Finalise your designs / plans & prepare your documentation for your builder to work from.
3-4 months before
Double-check your permits and planning approvals. Lock in a start date.

Order your longer lead items e.g. kitchen, bathroom goods & anything require for the first fix so you have it on site.
